Flat Pack Container House for UK Sites — Welfare and Office Modules to CDM 2015 Schedule 2
Flat Pack Container House for UK Sites — Welfare and Office Modules to CDM 2015 Schedule 2
CDM 2015 Schedule 2 sets the minimum welfare facilities every UK construction site must provide — sanitary conveniences, washing facilities, drinking water, and changing rooms with lockers — and they must be kept clean, orderly and fully operational for the duration of the project. Read that list again: it is a room schedule. The only real question is how quickly you can stand it up, and how cleanly it comes down when the job ends.

Schedule 2 read as a room schedule
| Schedule 2 requirement | Module configuration |
|---|---|
| Sanitary conveniences | WC module, cubicle count set by headcount |
| Washing facilities | Washroom module with basins |
| Drinking water | Canteen / mess module |
| Changing rooms and lockers | Drying room — the room nobody budgets for and everybody uses in February |
| Rest area | Canteen with seating |
| Site management | Office and meeting room modules |
Because modules are 3 m deep and 6 m long, rooms are configured by linking rather than designed as a one-off building. Door and window counts, internal partitions and panel thickness are specified module by module.
Two reasons flat pack suits a UK site
- Rain. The top beam carries an internal drainage channel, so water leaves through a pipe instead of running down the fascia and wall face. On a block standing through two winters, that is the difference between a welfare unit and a maintenance item.
- Headroom. 2,840 mm against a 2,600 mm market norm matters in a drying room or canteen where twenty people are standing in wet gear.
Freight and re-siting
One 40HQ carries 16–17 sets — 288–306 m² of welfare and office space in a single delivery. Because every module bolts rather than welds, the block can be dismantled and re-sited on the next phase instead of being written off.
FAQ
What welfare facilities does CDM 2015 Schedule 2 require?
Sanitary conveniences, washing facilities, drinking water, changing rooms and lockers, and a rest area — maintained in clean, orderly and fully operational condition for the project's duration.
Can the block be moved to another site?
Yes. Detachable modules are bolted, not welded, and come apart for re-erection on the next phase.
Does site accommodation need Building Regulations approval?
Temporary site accommodation is normally handled under CDM and the client's site rules; a permanent building on foundations also falls under the Building Regulations. Confirm the route with your principal designer — it is a project decision, not a supplier one.
