Flat Pack or Detachable Container House — the Difference Shows Up on the Manifest

Flat pack and detachable container houses compared on corner head and frame connection, roof drainage, wall panel and sets per 40HQ, with verified figures for both builds.

Flat pack and detachable container houses leave the factory the same way: knocked down, as panels and frame members, stacked into a 40HQ. The buyer who shortlists both is not choosing between two shipping methods. The difference sits at the corner and on the roof — in how the frame is connected, and in how water leaves the building.

Corner Head Against Corner Casting

On the flat pack unit the four corners are corner heads — 210 × 150 × 160 mm at the bottom, 210 × 150 × 200 mm at the top — and no bolt is exposed at the corner joint. The 210 × 150 × 60 mm column bolts into the head and carries the 160 × 60 mm top beam; the wall panel sets into the frame. That is why the corner stays sealed after repeated dismantling.

The detachable unit works off corner castings. Bottom main beams bolt into the castings with high-strength structural bolts, four corner columns go up, and the roof framework bolts onto the top cast blocks; sandwich panels slide into the frame tracks. It is a five-step site sequence — ground, chassis, columns and roof, panels, interior — all bolted, so the unit comes apart again without cutting steel.

In short: the flat pack corner is a fabricated head; the detachable corner is a casting that anchors the chassis. Ask for the corner drawing, not the size.

Two Drainage Methods

Flat pack drains through the structure: the top beam carries a channel, water leaves through a drop pipe, and the roof sheet sits higher than the beam. Detachable drains at the edge: a deep U-shaped channel runs in the roof frame under multi-layer weather sealant, and water discharges along the roof edge — no drop pipe in the wall.

Neither is a defect. Where snow-melt or wind-driven rain tracks down a wall face, a piped discharge keeps water off the facade; where the pipe could freeze or block, edge discharge has nothing to maintain. What you must not accept is a quotation that describes one and delivers the other.

The Manifest Still Decides

16–17 flat pack sets against 18 detachable sets per 40HQ — 288–306 m² against about 321 m², on units of 18 m² and 17.85 m². Flat pack gives 2,500 mm clear height inside its 2,840 mm envelope; the detachable envelope is 2,800 mm, so ask for the clear figure in writing.

How to Choose

  • Flat pack — headroom, wall build-up to 200 mm and a piped roof: offices, clinics, wet areas, camps that stand for years.
  • Detachable — the most floor area per container and the simplest chassis for volume housing.
  • Either way — request the corner drawing, clear internal height in millimetres and the drainage detail in writing.

FAQ

  • How many container houses fit in a 40HQ? Flat pack 16–17, detachable 18.
  • Do both ship knocked down? Yes — both as panels and frame members. The difference is the corner system and roof drainage, not packing.
  • Which one has a drainage pipe? Flat pack, through a channel in the top beam and a drop pipe. Detachable discharges at the roof edge.
  • Can both be re-erected? Yes. Both are bolted, not welded.
  • Where is the detachable container house specification listed? In the table above, per model.

Send your module count, site conditions and destination port, and we will return both configurations side by side — container house 40HQ loading plans, corner details and drainage method written out.
