Product Description

A 20FT expandable container house that arrives looking like a building rather than a site cabin. The stacked-stone cladding and the black frame are part of the factory package, the unit folds to 2.2 m for shipping, and it opens to 38.2 m² — two rooms and a finished bathroom — on two concrete piers.

Product overview

This is our 20FT expandable container house in the stone-look finish: a light grey stacked-stone textured panel on a near-black frame, a full-height glass sliding door across the front, and a complete interior with two rooms and a wet/dry bathroom. Expanded, the unit measures 5,900 × 6,480 × 2,480 mm — 38.2 m² of finished floor. Folded, it is 2,200 mm wide, so two units load into a single 40HQ container.

The folding mechanism is mechanical: the roof sections lift, the floor sections drop, the side walls swing out and lock at the corners. No welding, no wet trades, no crane on most sites. A team of two to three people with basic lifting equipment opens a unit in 15 to 30 minutes, and the same bolts come apart again if the building has to move.

What the stone-look cladding actually changes

The cladding is a decorative skin, not structure. The steel frame and the insulated sandwich panels underneath are identical to our standard unit; the stone-look panel is fixed over them in the factory. That matters for three reasons:

  • It hides the panel joints. A sandwich panel wall reads as a panel wall at a hundred metres — visible seams, a repeating module, a slightly flat surface. The stone texture breaks that rhythm, so the building reads as a small villa from the road and from the listing photograph.
  • It takes abuse. A textured face tolerates the scuffs, splash and salt spray that a flat painted panel shows. On a coastal or a rental site this is the difference between a building that still looks new in year three and one that needs repainting.
  • It costs no site time. Because it is applied in the factory, the finish arrives with the module. There is no render, no stone fixing, no scaffold, no drying time, and no trade on site who can get it wrong.

Cladding options on this model: stacked-stone texture (shown), fluted Great Wall board, or 16 mm metal carved board. Frame colour: black (shown), white or grey. Wall panel colours: white, red wooden or dark grey.

38.2 m² in one module: the layout

The plan is deliberately simple, because a simple plan is what a factory can repeat at a consistent price. Enter through the full-height glass door into the living space; the two interior doors lead to the rooms, with the bathroom set between them so the plumbing runs in one wall.

  • Two rooms (or one room and one study / store, depending on the door set you specify) — each with its own window, each large enough for a double bed plus circulation.
  • Wet/dry bathroom — marble-look PVC wall panels, a glass shower screen with a low tray, close-coupled WC and a vanity unit. The panels are the reason the room can be wiped down rather than tiled, and they weigh a fraction of tile.
  • Continuous ceiling — 200-type decorative ceiling board with surface-mounted LED panels, so no bulkhead is needed to hide wiring.
  • Floor — 18 mm fireproof magnesite subfloor with 2.0 mm wear-resistant PVC in a wood-look plank pattern. SPC flooring is available as an upgrade.

The photographs on this page were taken on the factory floor before dispatch: the unit is complete, wired, plumbed and pressure-tested, and the only things added on site are the connection to your supply and the step or deck at the door.

Material build-up

  • Main steel frame — Q235 hot-dip galvanized steel, 2.5–3.0 mm section, with 6 mm corner head liner plates at the lifting points.
  • Wall panels — 75 mm EPS sandwich panel as standard, 100 mm and rock wool available as upgrades; internal partitions in 50 mm EPS.
  • Roof — 0.35 mm corrugated colour steel sheet over 50 mm EPS insulation, with a 200-type decorative ceiling board inside.
  • Floor — 18 mm fireproof magnesite board (moisture-proof, insect-resistant) with 2.0 mm wear-resistant PVC; 4.0 mm SPC optional.
  • Entrance — full-height glass sliding door in a black thermal-break aluminium frame with double tempered glass.
  • Windows — aluminium sliding windows with stainless insect screens; casement, awning and floor-to-ceiling glass are available.
  • Electrical — pre-wired with certified cable, sockets and LED lights; CE / IEC or AU/NZS packages available for the destination market.
  • Plumbing — bathroom supply and drainage pre-run and pressure-tested in the factory, terminated at one external connection point.

Deployment: four steps, no wet trades

  1. Set the unit. Lower the folded module onto levelled ground or concrete piers using the corner castings; check the diagonals.
  2. Open the roof. Release the transport latches and raise the two roof sections in sequence; the floor sections lower as the roof lifts.
  3. Stand the walls. Push the folded side walls outward to vertical and fit the corner connectors.
  4. Seal and connect. Apply the factory-supplied gaskets and structural adhesive at the joints, then connect power and water.

Allow a day for a two-person crew on a first unit, including the services connection and the step. The second unit on the same site takes half that.

Where this unit earns its money

  • Resort and glamping keys — two rooms per module, a stone finish that photographs well, and 38.2 m² that a guest reads as a small house rather than a cabin.
  • Granny flat and secondary dwelling — one module, one connection, no separate slab; removable if the planning consent is time-limited.
  • Site accommodation and staff housing — repeated modules on a camp grid, delivered wired and plumbed, relocated when the project ends.
  • Sales suites, clinics and studios — a finished interior on day one, with the exterior that a customer-facing building needs.
  • Agricultural and seasonal housing — quick deployment at harvest, folded and stored between seasons.

Shipping and delivery

Two units per 40HQ is the number that decides the landed cost of this product, and it is why the folded width is held at 2,200 mm. Freight is charged on volume, so a unit that folds to a third of its open volume ships at a third of the cost per square metre — the single biggest lever on the price a distributor can quote.

Standard production is 15 to 20 days after deposit for standard sizes and configurations; the queue moves within a 5 to 15 day band depending on the season. Packaging is standard export packing with corner protection and moisture barrier, suitable for container or flat-rack shipment.

Frequently asked questions

Is this a real 20FT container size?

The footprint is a 20FT module, 5,900 mm long. Expanded it is 6,480 mm wide and 38.2 m²; folded it returns to 2,200 mm for shipping, which is how two units fit in one 40HQ.

Do I need a crane?

You need a lift, not a crane: a telehandler or a small truck-mounted crane is enough to set the folded module on its piers. Opening the unit afterwards is manual.

Is the stone cladding structural?

No. The structure is the galvanized steel frame and the insulated panels; the stone-look panel is a decorative skin applied in the factory over the panel face.

Can the layout be changed?

Yes, within the module. Partitions, door positions, window sizes and the bathroom location can all be set at drawing stage. The plumbing is easier and cheaper if the bathroom stays against one wall.

How long does it last, and how does it handle weather?

Under standard conditions the galvanized frame is rated for 15 to 20 years. Anchored to a foundation, the structure is designed to resist winds up to 200 km/h and seismic action up to magnitude 9; site-specific wind and snow loads should be confirmed against your local code before ordering.

Can the electrics match my country's standard?

Yes. We build to CE / IEC as standard and can supply AU/NZS or market-specific packages with certified cable, sockets and protection, so the unit passes inspection without re-wiring on site.

What is the minimum order?

One set. Two sets fill a 40HQ and reduce the freight per unit, which is usually where the better price comes from.
