Product Description

12m Flat Pack Container House — 36 m² Per Unit

Global Container (Suzhou) Co., Ltd. supplies the 12 m detachable flat pack container house as a bolted module measuring 12,000 × 3,000 × 2,840 mm — 36 m² of floor area in a single unit. It ships knocked down as panels and frame members inside a 40HQ container and is assembled on site with bolts and hand tools: no welding, no wet trade, no crane and no powered site.

At 12 m the module gives a clear span without an intermediate column, so a single unit works as an open office, canteen, training room or six-person dormitory without the internal partitions a 3 m pair would need. Length, width and height remain customisable per order.

What the Specification Actually Buys

  • Measured steel, not quoted steel: 2.2–3.0 mm profiles as standard, against 1.45–2.1 mm in a low-end quotation.
  • 4.0 mm galvanised corner blocks top and bottom, where low-end units use 3.2–3.5 mm black iron — the first part to rust.
  • 60 g/m² double-sided galvanising, upgradable to 300 g/m² for humid coastal corridors.
  • Huada colour coil: 20 g zinc, 18 miu PE, 8+ years; corner trim cut from the same coil so the trim does not drift in colour.
  • Virgin powder coating at 80 miu and above, 5-year warranty, colours selectable.
  • Grade A flooring only: B-grade board migrates salts and corrodes the frame irreversibly.
  • Glass wool at 11 kg/m³ where low-end panels use 8.8 kg/m³.

Bare shell weight is the honest number: a frame that is genuinely 2.2–3.0 mm with 60 g galvanising weighs about 2.4 t at 12 m. If a quotation claims premium steel and delivers 1.5–1.6 t, one of the two numbers is wrong.

Why 12 m Instead of Two 6 m Units

  • No centre column: a clear 12 m span opens up canteens, training rooms and open-plan offices.
  • Fewer joints: one module means one set of corner connections, one roof run and one floor plate — less sealing work and fewer leak paths.
  • Freight density held: 8–9 sets per 40HQ delivers 288–324 m², the same floor area per container as 6 m modules at 16–17 sets.
  • Still relocatable: the frame is bolted, not welded, so the unit dismantles, transports and re-erects on the next package.

Assembly Sequence

  1. Level the ground or set four concrete support points; no civil works required.
  2. Bolt the bottom frame and corner blocks, then lay the floor panel.
  3. Stand the wall panels in the bottom channel and lock the top beam.
  4. Fit roof panels over the internal drainage channel, connect the discharge pipe.
  5. Hang the door, set the windows, run electrics — a crew of four typically completes one unit in a day.

Customisation

Length, width and height; galvanising to 300 g/m²; profiles to 4.0 mm; wall panels at 50 / 75 / 100 / 150 / 200 mm in rock wool, glass wool, EPS, PU/PIR or phenolic; door and window count and position; partition layout; coating colour; and floor grade are all set per project. Optional fit-out covers bathroom pods (toilet, shower, washbasin) and electrics (LED lights, wiring, sockets, switch, distribution box). Cold-climate builds use 100–150 mm rock wool or PU/PIR with an insulated floor.

Application Scenarios

  • Construction site offices, canteens and meeting rooms
  • Mining and energy camp dormitories and recreation rooms
  • Modular clinics, laboratories and classrooms
  • Sales centres, showrooms and site reception
  • Emergency relief and temporary resettlement units

FAQ

  • How many 12 m units fit in a 40HQ? 8–9 sets, equal to 288–324 m² of floor area.
  • Is a crane needed on site? No. Panels and frame members are handled by hand; a crew of four assembles one unit in about a day.
  • Can it be dismantled and moved? Yes — the frame is bolted, not welded, so the unit can be taken down and re-erected.
  • What is the clear internal height? 2,500 mm inside a 2,840 mm external envelope.
  • Can the interior be divided? Yes. Partitions in 50 mm sandwich panel are set per layout drawing.
  • What ground preparation is required? A level surface or four concrete support points at the corners.
