ข่าวรายละเอียด

Four white boxes in a row, one deck at the end, and a building that does not have to stay a building. This is a design study for a four-unit detachable container house — the arrangement we are asked for most often when a site needs an office, a clinic or a sales suite that can be taken away again.

A four-unit building, and why four is the useful number

Three units give you a small prefabricated container house. Six units give you a floorplate nobody wants to move. Four is the point where a building starts to behave like a building — a reception at one end, an open floor in the middle, a room at the other end — while every part of it still fits the same handling equipment as a single module.

That is the whole argument for this layout. Each unit is a separate module with its own frame, its own floor and its own wall panels, joined to its neighbours by bolts along the shared posts. Nothing is welded on site, and nothing is cut on site. Add a fifth unit later, or take one away and leave three, and the building still stands square.

For anyone comparing a detachable container house with a stick-built building, the difference is not the price of the walls. It is that this office can be moved to the next site, sold as a whole, or split between two sites when the project ends.

What the four units are

In the drawing, the row reads left to right:

  • Unit 1 — reception and meeting. A door off the deck, a glazed front, and enough wall for a counter and a display.
  • Unit 2 and 3 — open floor. Joined as one room by removing the shared wall line, with windows on both long sides.
  • Unit 4 — private end. A closed room: manager, treatment room, interview room or document store.
  • The deck — not a module you buy, a platform you build: timber decking on a steel subframe, canopy over, railing along the open edge.

Front porch — one door on the deck, glazing either side, the canopy carried by the two corner posts.

Eight ways a four-unit building gets used

This is not a product with one application. Over the past few years the enquiries for a four-unit detachable container house have clustered into eight patterns, and they differ more in fit-out than in structure.

1. Site office and project headquarters

The classic application. Project manager's office, a meeting room that seats eight, a document room for drawings and a wet area. Because the building is bolted, it follows the contractor from one site to the next; a container office that has done three projects has usually paid for itself against cabin hire.

2. Sales suite for a development

Developers need a building that looks finished on the day the first buyer arrives, and disappears when the last unit is sold. Four units gives a reception, a model display area, two private negotiation rooms and a small kitchenette. White cladding and a timber deck read as a showroom rather than a site hut, which is the point.

3. Clinic, health post or vaccination point

Waiting area, consulting room, treatment room and a locked pharmaceutical store — the four-unit line maps onto that sequence almost exactly. A prefabricated container house suits health posts because services can be run in the factory: sockets, water supply, drainage and pressure-tested pipework are all inside the walls before the building leaves.

4. Classroom, training room or workshop

Two joined units give a room of roughly classroom width, with light from both sides and a wall long enough for a screen or a whiteboard. Schools use it as an overflow classroom; training centres use it for practical sessions where dust and noise are unwelcome in the main building.

5. Staff accommodation and camp administration

The same frame with a different fit-out: three bedrooms and a common room, or a canteen with a serving line. Linked with a flat pack container house block next door for sleeping, a camp can be built as one coordinated layout instead of four unrelated purchases.

6. Visitor centre, park reception, resort office

The render on this page places the building on a lake shore under mountains, and that is where this layout looks best: a low white horizontal, a deck wide enough for a bench, glazing that gives the view back. Parks, campsites and small lodges use it as reception, cafe and office in one run.

7. Border post, weighbridge office, toll booth

These buildings need to be hard-wearing, draught-proof and quick to install at a location with no services. A detachable container house is delivered finished, set on a prepared pad, connected and handed over — the fit-out happens in the factory, not in a field.

8. Disaster response and temporary command

After an earthquake or a flood, the first requirement is a dry room with power, a table and a radio. Four units on a gravel pad give a command post, a first-aid room, a store and a sleeping space, and the whole thing can be flown or trucked in as separate modules.

The deck is the fifth module

Every version of this design puts a deck at one end, and it is not decoration. The deck is where the building meets the site: it takes the level difference so the modules can sit level on a simple pad, it gives shade to the glazed elevation, and it turns a corridor of doors into a place where four people can stand and talk without going inside.

Structurally the deck is a steel subframe on screw piles or concrete pads, with timber or WPC boards on top. Railing is required above a certain height above grade, and the canopy is carried by the corner posts of the end module rather than fixed to the wall panels — which keeps the wind load out of the cladding.

Front elevation — the long blank wall is deliberate: it faces the road, and the glazing faces the view.

Detachable, prefabricated or flat pack — which one is this?

The three terms get used interchangeably in the market, and they should not be. They describe three delivery states of the same idea:

  • Detachable container house — assembled and finished in the factory, delivered as a complete module, unbolted at the joints when the building has to move. This is what the drawing shows.
  • Flat pack container house — panels, frame members and fittings ship flat and are assembled on site. The cheapest way to move volume, and the right choice when labour is available but crane access is not.
  • Prefabricated container house — the umbrella term for both, and for combined layouts such as a four-unit office, a stacked two-storey building or a camp of linked modules.

A buyer who says "I need a prefabricated container house for 20 people" is usually asking for a layout, not a product. The useful question is earlier than that: will this building move again, and does the site have a crane? Those two answers choose the delivery state.

In search terms the same building turns up as a modular office building, a portable office, a container office for sale, a relocatable site office or an example of off-site construction. They describe one method — assembled in a factory, delivered to a pad — and this four-unit row is one way to arrange it.

Plan view — eight workstations in open plan, meeting space at the far end, deck at the near end.

How it goes together on site

Modules arrive finished: flooring laid, ceiling in, wiring terminated, sanitaryware fitted, windows and doors hung. The sequence on site is foundations, set, bolt, connect, seal, hand over. Because the joints are mechanical, the weather seal is a gasket and a bead rather than a weld, and it can be renewed years later without cutting steel.

For a facilities manager the appeal is that a modular office is commissioned like equipment rather than like a construction project: one delivery, one installation window, one handover. There is no wet trade on site, no scaffold, and no second visit to make good what the first visit disturbed.

What the site does need is access — a hardstanding for the truck and a lift plan for each module — plus a power connection, a water connection and a drainage route. Where the ground is soft or the pad is uneven, screw piles or a steel ring beam replace the concrete slab, which also makes removal clean.

What to decide before you order

  • Will it move again? If yes, keep the module split simple and avoid wet trades inside — tiles and screeds do not travel well.
  • How long is the lease? A five-year site justifies a full fit-out; a two-year site justifies a durable shell and rented furniture.
  • How many doors? Each extra external door is a thermal and security weakness. One entrance on the deck, internal circulation behind it.
  • Services capacity — power rating, water pressure, waste fall. Decide these before the panel drawings are fixed, not after.
  • Future phases — leave one gable end blank so a fifth unit can be bolted on without moving anything.

Questions we get asked

What is a four-unit detachable container house?

Four factory-finished modules bolted side by side into one building, with a deck at one end. Each module keeps its own frame, so the building can be split, moved or extended later.

How many people does it hold?

The plan on this page shows eight workstations in open plan plus a meeting area at one end. As offices, four modules comfortably seat 8–12 people depending on how much meeting and storage space you take out of the floor.

Can the units be separated after installation?

Yes. The joints are bolts at the shared posts, not welds. A module can be unbolted, lifted onto a truck and re-set on another pad.

How is this different from a flat pack container house?

A flat pack container house arrives as panels and frame members and is assembled on site. A detachable container house arrives finished. Same module, different amount of work in the factory.

Can it be stacked, or extended with more units?

Both, with engineering. Stacking needs a load path and bracing designed for the height and the wind zone; extending along the row needs only a bolt line and a matching foundation.

Does it work in cold or hot climates?

Insulated sandwich panels are specified to the climate — thicker panels and better glazing for cold, shading and ventilation for hot. Tell us the location and we specify the envelope for it.

About this study

This is a design study, not a stock unit: the row length, the position of the private room, the glazing pattern and the deck size are all adjustable. The structure is the same prefabricated container house system we build across our detachable, flat pack and expandable lines, which is why a four-unit office can later become staff accommodation with a change of fit-out rather than a change of building.
