Product Description

The flat-panel version of our 20FT expandable container house: a calcium silicate board skin on a black frame, butt-jointed into large flat planes, with a four-leaf glass entrance in the middle. It opens to 38.2 m² with two rooms and a finished bathroom, and it folds to 2,200 mm so two units ship in one 40HQ.

What this version is for

Most expandable units are sold on price and on how fast they open. This one is sold on how it looks standing still. The difference is the skin: instead of a painted steel face or a printed film, the walls are clad in calcium silicate board — a flat mineral board with a fine matte texture, fixed in the factory over the insulated panel and butt-jointed so the joints read as deliberate lines rather than panel seams.

That single change moves the product out of the site-cabin category. On a suburban lot, in a resort, or beside a sales office, the building reads as a small modern house: flat roof line, black outline, warm off-white wall, and a glazed entrance that is the only thing that catches the light.

Why calcium silicate instead of a painted steel face

  • It stays flat. A thin steel face over a frame shows every imperfection — the panel edges, the fixing points, a slight wave in the light. A mineral board is rigid and thick enough to hold a true plane, so the wall reads as a surface rather than as a skin over a frame.
  • It is matte, not glossy. Printed and coated steel reflects the sky and the surroundings; a matte board absorbs it. That is the difference between a container on a building site and a wall on a house, and it is the single most common reason a buyer rejects a standard unit after seeing it in person.
  • It does not need a wet trade. The alternative flat facade is render over board — which means scaffolding, mixing, curing, and a finish that depends entirely on the skill of whoever is holding the trowel. The calcium silicate skin arrives finished from the factory, so the facade is decided in Suzhou, not on your site.
  • It is a mineral board. Unlike a plastic film or a timber skin, an inorganic board does not add fuel to a wall, and it does not swell, warp or delaminate in humidity. In a coastal market, that is worth more than the price difference.
  • It can be re-coated. If the colour has to change later — a rebrand, a planning condition, a change of operator — the board takes paint. The wall does not have to be re-clad.

This is a facade decision, not a structural one. The frame is the same Q235 hot-dip galvanized steel module and the insulation is the same 75 mm sandwich panel as our standard unit; the board is the outer skin.

The detail that makes it read as a building

Three things are doing the work in the photographs on this page, and all three are specification choices rather than decoration:

  • One outline, not two. The frame, the window frames and the base skirting are all the same near-black. Nothing interrupts the silhouette, so the eye reads a single volume instead of a box with trims stuck on it.
  • Joints follow the openings. The board is butt-jointed on a concealed frame grid that lines up with the window edges and the corners. That is why the wall looks like four large planes rather than a patchwork — the joints are where a designer would have put them anyway.
  • A glazed centre, solid wings. The four-leaf entrance sits in the middle of the long elevation, with solid wall either side. It gives the unit a front, which is what a cabin or a granny flat needs in order to sit in a garden instead of on top of it.

The interior

The inside is white, deliberately. A white wall, a black window frame and a warm wood-look floor is the cheapest combination that photographs well and stays neutral when a buyer furnishes it. The plan is simple because a simple plan is what a factory can repeat:

  • Two rooms — each with its own window and enough depth for a double bed plus circulation; partitions and door swings can be set at drawing stage.
  • Wet/dry bathroom — a glass shower enclosure with a low tray and floor drain, marble-look PVC wall panels, close-coupled WC and a wall-hung vanity with a mirror cabinet. The panels wipe clean and weigh a fraction of tile, which matters on a folding floor.
  • Continuous ceiling — 200-type decorative ceiling board with surface-mounted LED panels, so no bulkhead is needed to hide wiring.
  • Floor — 18 mm fireproof magnesite subfloor with 2.0 mm wear-resistant PVC in a dark wood plank pattern. SPC is available as an upgrade.

Everything in these photographs was installed and tested on our floor before dispatch: wired, plumbed, pressure-tested, and photographed as it will arrive.

Material build-up

  • Exterior skin — calcium silicate board, matte, factory-fixed over the wall panel on a concealed jointing frame, butt-jointed.
  • Main steel frame — Q235 hot-dip galvanized steel, 2.5–3.0 mm section, 6 mm corner head liner plates at the lifting points; frame in black (white and grey available).
  • Wall panels — 75 mm EPS sandwich panel as standard, 100 mm and rock wool available as upgrades; internal partitions in 50 mm EPS.
  • Roof — 0.35 mm corrugated colour steel sheet over 50 mm EPS insulation, 200-type decorative ceiling board underneath.
  • Floor — 18 mm fireproof magnesite board with 2.0 mm wear-resistant PVC; 4.0 mm SPC optional.
  • Entrance — four-leaf full-height glass door in a black frame, double tempered glass.
  • Windows — aluminium sliding windows with stainless insect screens; casement, awning and floor-to-ceiling glazing available.
  • Electrical — pre-wired with certified cable, sockets and LED lights; CE / IEC or AU/NZS packages for the destination market.
  • Plumbing — bathroom supply and drainage pre-run and pressure-tested in the factory, terminated at one external connection point.

Deployment: four steps, no wet trades

  1. Set the unit. Lower the folded module onto levelled ground or concrete piers using the corner castings; check the diagonals.
  2. Open the roof. Release the transport latches and raise the two roof sections in sequence; the floor sections lower as the roof lifts.
  3. Stand the walls. Push the folded side walls outward to vertical and fit the corner connectors.
  4. Seal and connect. Apply the factory-supplied gaskets and structural adhesive at the joints, then connect power and water.

Allow a day for a two-person crew on a first unit, including the services connection and the step. The second unit on the same site takes half of that.

Where this version earns its money

  • Granny flat and backyard ADU — a flat facade that neighbours and planning officers accept, on one module, with no separate slab and no render.
  • Resort and glamping keys — a solid front elevation and a glazed entrance, which is what a booking photograph needs.
  • Sales suite or showroom — a matte, non-reflective wall that reads well under display lighting and does not glare in photographs.
  • Clinic, studio or office annex — a clean plane for signage, delivered with a finished interior.
  • Staff and site accommodation — where the building is visible to a client or to the public, not hidden behind hoarding.

Shipping and delivery

Two units per 40HQ is the number that decides the landed cost, and it is why the folded width stays at 2,200 mm. Freight is charged on volume, so a unit that folds to a third of its open volume ships at a third of the cost per square metre — the biggest single lever on the price a distributor can quote.

Standard production is 15 to 20 days after deposit for standard sizes and configurations, with the queue moving inside a 5 to 15 day band depending on season. Packaging is standard export packing with corner protection and a moisture barrier.

Frequently asked questions

Is the calcium silicate board structural?

No. The structure is the galvanized steel frame and the insulated sandwich panels; the calcium silicate board is the external skin, fixed in the factory over the panel.

Does it need painting after installation?

No. The board is supplied pre-coated in the factory colour and is ready as delivered. It can be over-coated later if a different colour is required.

How does it compare with the stone-look version?

Same module, same interior, different facade. The stone-look skin is textured and reads as a villa from a distance; the calcium silicate skin is flat and matte and reads as a rendered wall. Choose by the setting, not by the price.

Is this a real 20FT module?

The footprint is a 20FT module at 5,900 mm long. Expanded it is 6,480 mm wide and 38.2 m²; folded it returns to 2,200 mm, which is how two units fit in one 40HQ.

Do I need a crane?

You need a lift, not a crane — a telehandler or a small truck-mounted crane to set the folded module on its piers. Opening the unit afterwards is manual.

What about wind, snow and lifespan?

Under standard conditions the galvanized frame is rated for 15 to 20 years. Anchored to a foundation the structure is designed to resist winds up to 200 km/h and seismic action up to magnitude 9; site-specific wind and snow loads should be confirmed against your local code before ordering.

Can the electrics match my market?

Yes — CE / IEC as standard, with AU/NZS or market-specific packages using certified cable, sockets and protection, so the unit passes inspection without re-wiring on site.

What is the minimum order?

One set. Two sets fill a 40HQ and reduce freight per unit, which is usually where the better price comes from.
